Budget 2027: What the Proposed Stamp Duty Relief Means for First-Home Buyers
Buying your first home involves more than the purchase price. Legal fees, stamp duty and financing costs also form part of the upfront expenses.
Under Budget 2027, the government has proposed expanding stamp duty relief to cover first homes priced up to RM750,000, compared with the existing RM500,000 ceiling. This could provide meaningful savings for eligible buyers—but it does not mean that a RM750,000 home would be completely stamp duty free.
How would the proposed relief work?
For qualifying first homes priced above RM500,000 and up to RM750,000, the proposal provides:
-
Full stamp duty exemption on the first RM500,000; and
-
50% stamp duty exemption on the remaining portion, up to RM750,000.
The announcement covers both instruments of transfer and loan agreements. The proposed relief would apply to purchases with Sale and Purchase Agreements (“SPAs”) executed between 1 January 2027 and 31 December 2030, subject to the final exemption rules.
